Job Title: Senior Pre-Construction Industry: Commercial Workplace Fitout Salary: £80,000 - £100,000p.a. Location: London Job Description: Our client, a well respected fit-out company located in central London, is seeking a highly experienced Pre-Construction Manager to join their team. As a Senior Precon, you will be responsible for overseeing the cost estimation and project planning processes for various projects in the UK, with a specific focus on London. The ideal candidate will have a proven track record in delivering successful projects within budgetary constraints. Key Roles and Responsibilities: Produce compelling project pitches to clients, demonstrating the company's capabilities and strategizing the best approach to secure contracts. Generate accurate estimates and manage an estimating team for additional works and variations to existing contracts. Conduct detailed budgeting to ensure projects can be delivered within financial targets prior to handover to the delivery team. Maximize gross profit (GP) on each project by thoroughly understanding project specifications and requirements. Develop and execute project delivery strategies, including design, scope, specification, and initial project program, up to the commencement of the construction phase. Maintain effective communication with clients throughout the pre-construction phase, ensuring their needs and expectations are met. Identify and mitigate risks to the business at all stages within the pre-construction phase, implementing necessary measures to minimize potential issues. Manage and maintain client forecasted revenue against contract value (MTC), providing regular updates and ensuring accuracy. Strive to achieve a minimum GP threshold at project handover, optimizing profitability for the company. Qualifications and Skills: Proven track record as a Pre-Construction Manager in the construction industry, preferably within fit-out projects. Extensive experience in producing persuasive project pitches to clients and successfully securing contracts. Strong knowledge of cost estimation and budgeting processes, with the ability to manage an estimating team effectively. Excellent understanding of project specifications, requirements, and design processes. Proficient in risk identification and mitigation strategies, with the ability to proactively address potential challenges. Exceptional communication and interpersonal skills, enabling effective client engagement and relationship management. Detail-oriented mindset with a focus on delivering projects within financial targets. Strong analytical and problem-solving abilities. Ability to work collaboratively with cross-functional teams and stakeholders. Proficiency in relevant software and tools used in pre-construction management.
